Cross-checked against WV statewide parcel service (services.wvgis.wvu.edu WV_Parcels MapServer/0).

1. THE COMPLETE NICHOLAS ESTATE = SIX TAX TICKETS (three surface + three severed mineral)

A full name search of the county tax rolls returns SIX tickets, all in the Trust's name — the whole estate, surface AND severed minerals, is broken into six assessment records:

• Map "9999" is the county's convention for severed / non-surface-mapped minerals. Tickets 4, 5, 6 are the Dalporto severed-mineral estate — assessed as real property but carrying NO surface and NO building value. Combined mineral assessment = $6,650.
• Total all six = $108,890 assessed (surface farm dominates: the 469-ac tract alone is ~$102,000, and it carries $53,700 of building value — i.e. a real farmstead/dwelling on the land, consistent with the "Active Farm" land-use and John Dalporto's "farmer" identity).

2. "97 A" TRACT — LOCATED (answers the iter-3 open lead)

The "97 A" in 2004 deed Bk 423/276 ("UND 2/3 INT OIL & GAS 486 A 97 A") is ticket #6 above: "97 O&G LAUREL & KEENAN," Acct 00006555, severed-mineral parcel 9999-0270-1150, deed Bk 544/645, Class 3, assessed $880.

• It is a detached / severed OIL & GAS mineral interest of ~97 acres in the Laurel Creek / Keenan Branch drainage — NOT a surface tract. The statewide WV_Parcels surface layer (checked for every FullOwnerName LIKE '%DALPORTO%' in the whole state — 11 parcels total) shows no ~97-ac Dalporto surface parcel anywhere, and a sweep of every Grant-District parcel of 88–112 ac found no ~97-ac Dalporto tract. The surface overlying this 97-ac O&G is owned by neighbors; only the oil & gas rides with the Trust.
• So the 2004 "486 A 97 A" O&G deed = two separate oil-&-gas descriptions: the home-tract O&G (486 ac, ticket #5) + this detached 97-ac O&G (ticket #6). Both are now 100% Trust.
• Bk 544/645 — indexed only as an "undiv int certain parcel," this is the deed conveying the 97-ac O&G into the Trust.

3. "486 A" — reconciled exactly

Parcel 0027 was historically 486 acres. It is now split into:

• Dalporto surface 469.224 ac (tickets #2/#3, GIS parcel 0016-0027-0000), plus
• subparcel 0016-0027-0001 = "BROWN JAMES A & SUZANNE, 16.776 ACS SUR LAUREL & KEENAN."

469.224 + 16.776 = 486.000 ac exactly. The Dalporto O&G ticket still covers the full "486 O&G" (ticket #5) even though ~17 surface acres passed to the Browns — i.e. the O&G was retained under the whole original tract when the surface strip was conveyed out.

4. Coal ticket names the seams (new detail)

Ticket #4 "467.78 ACS COAL — DOUGLAS, GILBERT & EAGLE SEAMS" is the above-drainage coal quitclaimed back to John S. Dalporto by Terry Eagle Coal Co in 1992 (Bk 348/118). The Gilbert and Eagle seams are exactly the two vertically-stacked beds mapped on-parcel by the Terry Eagle mine cards (Cari-Eagle #1 = Gilbert seam; Greenbank #1 = Eagle seam, ~160 ft above) — WVGES bed code for Gilbert here = "Lower War Eagle." "Douglas" is the third above-drainage seam. The deep/below-drainage coal remains severed on the Keenan/Dixie chain.

5. SUCCESSION — status

Confirmed generations & deed steps (deed books reconfirmed by the tax-ticket book/page above):

• Secondo Dalporto Sr. b. 1917-09-14 – d. 2001-06-05 (Find A Grave #160426336; Kanawha Valley Memorial Gardens, Glasgow). Founder of that cemetery. Brother Primo (1912–1990).
• Norma Lucille Nutter Dalporto — Secondo's widow, John's mother. Grantor of the 2004 O&G deed Bk 423/276 (conveyed her UND 2/3 O&G in the 486-ac + 97-ac tracts to son John). Death date: NOT FOUND in any free online source — no Find A Grave memorial (despite Secondo's being on that cemetery), no indexed obituary (Charleston Gazette-Mail / Barlow Bonsall / Legacy.com), no SSDI hit, and she owns no current WV parcel (statewide check). She was alive and competent as of 2004-10-18. => residual gap requiring Kanawha County Fiduciary/Probate office (409 Virginia St E, Charleston) or a paid index (Ancestry/GenealogyBank).
• John Secondo Dalporto b. 1947-05-27 – d. 2017-03-29 (Barlow Bonsall obit — unusually written; does not name parents or preceded-in-death, so it does not pin Norma). Estate administered in Kanawha Co.
• 2018 Bk 511/9,15,22,29 — the four children (Casey, Gabe, Hannah, Nathan Dalporto) → Jeannean C. Dalporto (511/22 = "1/2 INT 467.78 COG&M LAUREL CREEK & KEENAN BRANCH"); combined with her own 1/2 = 100%. Confirmed.
• 2021-12-09 Bk 544/231,235,239,242,245 (trust agmt) + 2022 corrective 544/649,653 → Jeannean C. Dalporto Inter Vivos Trust. Confirmed — and every one of the six current tickets cites a Book-544 instrument (653, 649, 239, 645), so the trust funding of surface + coal + both O&G tracts is fully reflected on the tax roll.
